6. Do a Comparative Market Analysis on the property you select to determine a fair offering price.
7. Give an objective opinion to aid in your decision.
8. Provide you with a Net Sheet showing your approximate costs at closing.
9. Explain the contract.
10. Go over required disclosure forms (Lead Base Paint, SRPD, Mold, etc.)
11. Negotiate your offer personally.
12. Keep contact with lender and title company.
13. Advise of inspections, mold, structural, termite, etc.
14. Help select licensed inspectors.
15. Help in your select of appraiser and insurance.
16. Help with Home Warranty selection.
17. Recommend handyman, plumbers, etc and oversee work if needed.
18. Meet with home inspector.
19. Meet appraiser with the comparables.
20. Renegotiate with sellers & their agent after inspections and appraisal, if required.
21. Keep you informed by weekly updates.
22. Be with you at closing.
